The national answer to this question is 40 to 80 years. InterNACHI's life expectancy chart, the reference most home inspectors work from, puts metal roofing in exactly that band. It is a real figure from a real source, and it was not written about Florida.
Florida does three things to a roof that the national figure does not account for: sustained ultraviolet and heat load, salt, and repeated high-wind events. None of those are edge cases here. So the honest answer is that a metal roof in Florida lands somewhere inside that national band, and where inside it depends on the substrate, the coating, the distance to salt water, the quality of the flashing details, and whether anybody ever looks at it again. We are not going to hand you a tidier number than that, and the rest of this page explains why nobody honestly can.
A warranty term is not a service life
Start here, because almost every page on this topic runs these two together and they are not the same thing.
A warranty term is a contractual promise about specific, defined failure modes, for a defined period, subject to a schedule of exclusions, with a defined remedy. It is a legal document. It has a number on it because somebody underwrote that number.
A service life is how long the roof keeps doing its job. It has no document behind it. It is an estimate, it varies enormously with exposure and installation quality, and no manufacturer promises it.
The two numbers usually do not match, and neither one is the other's floor or ceiling. A 40 year finish warranty does not mean the roof fails at 41. A roof can also fail well inside a warranty term for reasons the warranty explicitly does not cover, because a material warranty covers the coil and its coating, not the installation. Workmanship, flashing details, fastener pattern, underlayment and deck are the installer's responsibility and sit under a separate workmanship warranty, if there is one at all.
So when you see "a metal roof lasts 50 years" next to "50 year warranty" on the same page, treat that page carefully. It is either two different claims presented as one, or one claim invented to match the other.
The terms we can actually stand behind
Here is what is published for the standing seam material we supply. These are the coil producer's limited material warranty terms, and they follow the substrate and the coating rather than the panel profile. A snaplock, nailstrip or mechanical lock panel roll formed from the same coil carries the same term.

For the exposed fastener line, 5V crimp, rib and PBR, we do not publish a headline year figure. That line runs on different coil, and we quote the term for the exact panel, gauge and finish on your job rather than a headline number, because the coverage is not the same across the range. We know that is a less satisfying sentence than a big number, and we would rather write it than write something we cannot show you in writing. The full picture is on our metal warranties page.
One exclusion is worth knowing before you order rather than after. Oil canning, the faint waviness visible in a flat metal pan under low sun, is not a defect and is not grounds for a warranty claim. It is a characteristic of light gauge metal, and it is outside the coil producer's control.
What Florida does to a roof that Ohio does not
Heat and ultraviolet. NOAA's State Climate Summary for Florida records that temperatures in the state have risen more than 2 degrees F since the beginning of the twentieth century, and that the long-term average across 1900 to 2020 was 16 very hot days a year, meaning a maximum of 95 degrees F or higher. By 2050, NOAA projects most of the state to see an increase of more than 50 such days a year. Read that carefully: an increase of fifty on a baseline of sixteen, not a total of fifty. Ambient air temperature is only the start of it. A roof surface in direct sun runs far hotter than the air around it, and it does that for more hours a year here than almost anywhere else in the country. That load is what ages a coating, and it is why the coating choice matters more in Florida than the gauge does.
Salt. More of Florida sits close to salt water than any other state in the lower forty-eight, and salt does not care about your warranty. It attacks at the places a coating is not: cut edges, scratches, fastener penetrations, and anywhere debris holds moisture against the panel. This is the single biggest reason we quote aluminum on oceanfront work. Aluminum has no steel core to rust where a panel is cut or a coating is scratched. That is why M100 exists in the line as an aluminum, PVDF-only mechanically seamed profile, and why M150 is offered in 0.032 inch aluminum alongside 24 gauge steel. Storm cycles. NOAA's Florida summary states that hurricane-force winds impact the state an average of three times every five years, and the National Hurricane Center's 1991 to 2020 Atlantic averages are 14 named storms, 7 hurricanes and 3 major hurricanes a season. A roof here is not asked to survive one design event. It is asked to survive repeated loading and unloading over decades, plus the debris that comes with it. Fatigue at fasteners and flashings, not sudden panel failure, is the normal way that shows up.
What actually shortens a metal roof in Florida
In our experience the roofs that come up short do not fail because the metal wore out. They fail at the details. Roughly in order of how often we see it:
- Fastener gaskets on exposed fastener systems. The sealing washer under each screw head is the wear part on a 5V, rib or PBR roof. It sits in full sun and cycles hot and cool every day. Nobody publishes a credible replacement interval and we are not going to invent one, but this is the item to inspect.
- Flashings, penetrations and sealant joints. Every sealant has a shorter life than the panel it seals. Pipe boots, skylight curbs and chimney flashings are where a 40 year roof becomes a 20 year roof.
- Dissimilar metals and runoff. Copper runoff onto Galvalume, an unprotected steel fastener, treated lumber in contact with the panel. These produce corrosion in years, not decades.
- Trapped debris. Leaves and needles in valleys and behind curbs hold moisture against the panel continuously. In a salt environment this is the fastest route to edge corrosion.
- Underlayment and deck. Under metal the underlayment is a secondary water barrier and it lives hot. A standard membrane that softens at metal roof temperatures is a problem you will not see until it is a leak. This is why we supply a high-temperature self-adhered underlayment for metal assemblies.
- Installation. The wrong clip spacing, the wrong fastener, no allowance for thermal movement, an end lap where an exact-length panel should have run clean. Nothing in a material warranty covers any of it.
Why we will not publish a Florida lifespan range by substrate
You will find pages that give you a neat table with a tidy year range for aluminum, another for coated steel and another for exposed fastener panels. We went looking for where those ranges come from. They come from other roofing pages, which cite nothing, and they do not agree with each other. We could copy them, and the table would look authoritative, and it would be no better sourced on our page than on theirs.
What we will say is what is defensible. The published national band for metal roofing is 40 to 80 years. Florida exposure pushes a given roof toward the lower part of any such band rather than the upper part. A concealed fastener standing seam roof has fewer exposed wear items than an exposed fastener roof and should be expected to go longer with less attention. Aluminum handles salt better than coated steel at the cut edge. A PVDF coating and an SMP coating carry different published warranty terms, which tells you something about how the two are underwritten even though neither term is a service life. That is the shape of the answer. The precision beyond that is manufactured.
What we would specify for a long Florida life
- Concealed fastener where the budget allows. Fewer exposed wear items is the single largest structural difference in long-run maintenance. See exposed versus concealed fastener panels for the tradeoffs.
- Aluminum near the water. A cut edge on aluminum has no steel to lose.
- The coating chosen for the exposure, not for the price. Our comparison of PVDF versus SMP for Florida coastal work covers how that decision is made.
- A high-temperature underlayment. It is the second water barrier and it is not the place to save money on a metal roof.
- Panels fabricated to exact length. No end laps means no horizontal seam sitting in the middle of a slope collecting water and debris for forty years. Ours are cut to length and delivered crated.
- A maintenance habit. Rinsing salt, clearing valleys, and looking at fasteners and sealants on a schedule. Our coastal maintenance guide is the practical version.
How long does it need to last, anyway
There is a floor under this question that has nothing to do with the metal. Florida Statute 627.7011 provides that an insurer may not refuse to issue or refuse to renew a homeowner's policy on a residential structure with a roof less than 15 years old solely because of the age of the roof, and that for roofs 15 years and older the insurer must allow an inspection by an authorized inspector at the homeowner's expense before requiring replacement, and cannot refuse solely on roof age if that inspection shows the roof has 5 years or more of useful life remaining.
In practice that makes 15 years the age at which a Florida roof starts being a subject of conversation with your carrier, and puts the burden of proving remaining useful life on you. A roof that will plainly outlive that clock by decades removes an entire recurring problem from owning the house.
