Asphalt shingles cost less than a metal roof up front in Florida. That is true, it is not close, and it is not going to stop being true. Anyone selling you metal who opens with something other than that is managing you. So here is the honest version: metal costs more on day one, and the case for it is a case about the years after day one. Whether that case works depends almost entirely on how long you intend to own the house.

What follows is the structure of that argument, with the parts we can source separated from the parts we cannot. We supply metal roofing for a living, so read us with that in mind, and check the sources at the bottom.

The comparison is not price. It is price over a hold period.

A roof is not a purchase, it is a subscription you pay in lumps. Over thirty years in Florida, the question is not what one roof costs. It is how many roofs you buy, what you pay in deductibles when storms come through, what your insurer does with your policy as the roof ages, and what the roof does to your cooling bill.

If you are selling in four years, that math almost never favors metal on cost alone. Buy the roof for how it looks, how it performs in the next four hurricane seasons, or how it shows on a listing. If you are staying for twenty or thirty years, the arithmetic changes shape, and the rest of this page is about how.

Replacement cycles: how many roofs are you actually buying?

The one number in this comparison with a citable, non-installer source behind it is service life. InterNACHI's life expectancy chart, which is the reference most home inspectors work from, puts 3-tab asphalt shingles at 20 years, architectural asphalt shingles at 30 years, and metal roofing at 40 to 80 years. The same chart adds a line most Florida content skips: hot climates drastically reduce asphalt shingle life.

That caveat is doing real work here. NOAA's State Climate Summary for Florida records that temperatures in the state have risen more than 2 degrees F since the beginning of the twentieth century, and that Florida has averaged 16 days a year at or above 95 degrees F over the 1900 to 2020 period. Asphalt is a thermoplastic. It softens, it loses volatiles, and its granules shed faster under heat and ultraviolet load. A 30 year architectural shingle is a 30 year shingle under test conditions, not under a Tampa August.

So the honest framing is a range, not a ratio. Over a thirty year hold in Florida, an asphalt roof is plausibly a one-replacement or a two-replacement proposition. A metal roof over the same period is plausibly a zero-replacement proposition. We are not going to convert that into a percentage for you, and the next section explains why.

The number we will not give you: return on investment

Search this topic and you will be told that a metal roof returns 49 percent, or 60 to 70 percent, or some other tidy figure. We went looking for the source of those numbers. They trace back to other roofing blogs, which cite nothing, and they contradict each other. There is no ROI study specific to metal roofing in Florida that we can point you at and defend.

So we are not stating one. A precise fake number is worse than an honest range, and if a supplier will invent an ROI figure to win an argument, you should wonder what else gets invented. What we will do instead is lay out the four cost lines that actually differ between the two roofs, and let you put your own numbers in.

Storms and deductibles: the money you spend without getting a roof

Florida homeowners do not pay for hurricane damage the way they pay for a burst pipe. Under Florida Statute 627.701, insurers writing personal lines residential policies must offer hurricane deductible alternatives equal to $500, 2 percent, 5 percent, and 10 percent of the policy dwelling limits, and at dwelling limits of $250,000 or more the $500 option need not be offered at all. That is a percentage of what the house is insured for, not a percentage of the claim.

Run that through the Florida climate record. NOAA's Florida summary states that hurricane-force winds impact the state an average of three times every five years. The National Hurricane Center's 1991 to 2020 Atlantic averages are 14 named storms, 7 hurricanes and 3 major hurricanes a season. Over a thirty year hold you are not asking whether a storm reaches your roof. You are asking how many times, and what happens each time.

Here is the part that gets left out of shingle-versus-metal comparisons. A hurricane claim that results in a roof replacement costs you the deductible whether the new roof is shingle or metal. The roof that does not generate the claim in the first place is the one that saves you money, and the saving is the deductible, not the roof. A roof covering that keeps its panels attached through a wind event is not saving you the cost of a roof. It is saving you the cost of a deductible, an insurance claim on your record, and several months of living through a repair.

We are not going to tell you a metal roof will never be damaged by a hurricane. It can be. Panels can be dented by debris and hail, flashings can be lifted, and a roof of any material can fail if the attachment schedule was wrong for the design pressure at that address. What we will say is that the way a through-fastened or clipped metal panel is attached to the deck, and the pressures those assemblies are tested and approved to hold, is documented in the Florida Product Approval for the exact panel. You can read it. Ask your contractor for the FL number and look it up at floridabuilding.org.

Insurance: insurability first, discounts second

Most content on this topic leads with the premium discount. That is the smaller half of the story in Florida.

The bigger half is insurability. Florida Statute 627.7011 provides that an insurer may not refuse to issue or refuse to renew a homeowner's policy on a residential structure with a roof less than 15 years old solely because of the age of the roof. For roofs 15 years and older, the insurer must allow the homeowner to have a roof inspection performed by an authorized inspector at the homeowner's expense before requiring replacement, and cannot refuse issuance or renewal solely because of roof age if that inspection indicates the roof has 5 years or more of useful life remaining.

Read that as a clock. A shingle roof in Florida heat starts having conversations with your insurer somewhere around its second decade, and the burden of proving remaining useful life falls on you, at your expense. A metal roof with several decades of documented service life ahead of it is not in that conversation. That is not a discount. It is the difference between shopping the market on your terms and shopping it on the carrier's terms.

On discounts proper, Florida Statute 627.0629 requires that residential property insurance rate filings include actuarially reasonable discounts, credits or other rate differentials for fixtures and construction techniques that reduce windstorm damage, and it names roof strength, roof covering performance and roof-to-wall strength among them. Florida Statute 627.711, titled notice of premium discounts for hurricane loss mitigation, requires insurers to notify the applicant or policyholder of the availability and range of each premium discount, and sets up the uniform mitigation verification inspection form that documents the features.

Two honest caveats. First, the credit attaches to the documented feature on the mitigation form, not to the word "metal" on an invoice. Second, the amount is filed by each insurer and varies, so nobody, including us, can quote you a percentage in advance. Energy: what is documented, and what is marketing

The energy claim is real but it is narrower than the marketing suggests, and it is about reflectance rather than about metal.

Lawrence Berkeley National Laboratory's Heat Island Group publishes measured comparisons. On a typical summer afternoon, a cool-colored roof reflecting 35 percent of sunlight stays about 22 degrees F cooler than a traditional roof that looks the same but reflects only 10 percent. A clean white roof reflecting 80 percent of sunlight stays about 55 degrees F cooler than a gray roof reflecting 20 percent. Berkeley Lab states that reflective roofs reduce cooling energy demand in air conditioned buildings.

Now the honest reading. Those are surface temperature differences driven by solar reflectance, not by the material. A dark bronze metal roof is not a cool roof. A light-colored reflective coating on a metal panel can be. The reason metal enters this conversation at all is that highly reflective coatings are ordinary in the metal roofing color program, and that a vented assembly over a metal panel handles the heat that does get absorbed differently than a shingle bonded to the deck.

What we will not do is put a dollar figure on it. Attic insulation, duct location, ceiling height, shading, air conditioner efficiency and your thermostat behavior all swamp the roof covering in a real utility bill, and the savings numbers circulating on roofing blogs are not sourced. If cooling load is a priority, choose the color and coating deliberately rather than assuming the metal does it for you. The cost lines that are the same either way

A fair comparison has to net out what does not change. Tear off is tear off. Deck repair is deck repair, and in Florida a re-roof frequently exposes deck problems that have to be corrected regardless of what goes back on. Permitting and inspection happen either way. Underlayment is required either way, though the high-temperature self-adhered membrane that belongs under metal is a different product than what goes under shingles.

If you are being told a metal roof is dramatically more expensive, check whether the shingle quote includes the same scope. And if you are being told a shingle roof can simply go over the existing one to save money, read what Florida code actually allows on a roof over before you accept that as a saving.

How to run this on your own house

  1. Write down how long you intend to own the house. Everything downstream depends on this number and nothing else does.
  2. Get a real quote for both, from a contractor, with matching scope. Not a per-square-foot range off a website.
  3. Look up your hurricane deductible on your declarations page as a dollar amount, not a percentage. Most people have never done this and it is usually larger than they expect.
  4. Ask your agent what wind mitigation credits your carrier files, and what the uniform mitigation verification inspection form would need to show.
  5. Ask both contractors for the Florida Product Approval number of the exact covering they are quoting, and verify it at floridabuilding.org.
  6. Divide each quote by the years you expect to get out of it. That is the crudest form of the calculation and it is still more honest than any ROI percentage you will find online.

Where this leaves the decision

Short hold, tight budget, no plans to stay: shingles are a rational choice and we are not going to pretend otherwise. Long hold, a house you intend to keep, and a preference for not thinking about the roof again: that is where metal earns its premium, and it earns it through replacement cycles, deductibles avoided, insurability, and a color and coating choice you make deliberately.
