Rinse the salt off with fresh water at least twice a year if your roof sits anywhere close to open salt water. That single habit is the most useful thing a coastal Florida homeowner can do for a metal roof, and it is not just good advice: several manufacturers write it directly into their coastal warranty terms. Everything else in this guide, cleaning, fastener checks, storm inspections, matters too, but rinsing comes first because salt is the variable that makes coastal maintenance different from maintenance anywhere else in the state. Why fresh water rinsing is a real maintenance item, not a suggestion
Salt is not just dirt that happens to be near a roof. Chloride ions are strong electrolytes, and an electrolyte is exactly what a corrosion cell needs to do its damage, whether that is at a scratched coating, an exposed fastener, or the point where two different metals touch. Airborne salt settles on a roof continuously in coastal air, and unlike rain, it does not wash itself off on its own schedule. That is the reasoning behind a clause written directly into real coastal warranty documents. Petersen's PAC-CLAD 30 year limited warranty for aluminum products in a coastal environment says that within 1,500 feet of a seacoast, saltwater or other brackish water environment the owner shall perform a sweet water rinse, meaning fresh tap water, twice per year in accordance with AAMA 609 and 610-02, and shall make and maintain records of that maintenance. Sheffield Metals' 25 year coastal PVDF paint warranty for aluminum uses nearly the same language: a sweet water rinse twice a year or more often, per AAMA 610.1.1979, records kept. Neither of those is our document. We cite them because they show how seriously two coating manufacturers treat the habit, not as ERS Metals warranty language; our coil producer's published terms for standing seam, covered on our metal warranties page, carry no written coastal rinse clause we can quote. The chemistry does not care whose name is on the paperwork. Less salt sitting on the panel means less corrosion risk.
In practice this is a garden hose job. Fresh tap water, sprayed generously across the field of the roof and especially into laps, valleys, and anywhere water can pool or wick, twice a year at minimum. Properties directly on open water or exposed to heavy salt spray should treat twice a year as a floor, not a ceiling, and rinse more often, especially after a stretch of onshore wind without rain to wash things down naturally.
Cleaning a PVDF finish without damaging it
A PVDF (Kynar 500) finish is durable, but it is still a coating, and coatings can be damaged by the wrong cleaning method faster than by salt air itself. Stick to a soft brush or soft cloth, a mild non-abrasive detergent, and a low pressure rinse. Avoid abrasive pads, scouring cleaners, and solvents not intended for coated metal, all of which can dull or scratch the finish over time. Avoid pointing a pressure washer directly at seams, laps, or fastener penetrations; high pressure can force water past a lap or a washer that was never designed to shed a pressurized stream, which creates a leak path that ordinary rain never would. If a section of the roof has staining that a rinse and a gentle wash will not remove, that is a question for your contractor rather than a stronger chemical, since the wrong cleaner can affect a finish warranty faster than the stain itself.
Fasteners, flashing, and what should never touch your roof
What you check depends on the panel system. Standing seam panels use concealed fasteners under the seam, so there is less exposed hardware to inspect, but the seams themselves, the clips, and any penetrations such as vents, pipe boots, and HVAC curbs still deserve a periodic look. Exposed fastener panels like 5V crimp, PBR, and Rib panel carry their fasteners through the face of the panel, and those fasteners and their washers are worth a visual check for backed out screws, cracked or missing washer gaskets, and any sign of rust bleed around the fastener head, particularly at eaves and rakes that take the most wind driven rain.
Dissimilar metal contact is a real and avoidable failure mode, and it is worth knowing what to keep off a metal roof regardless of which panel you have. Industry guidance is specific. U.S. Steel's own Galvalume bulletin names contact with lead, graphite, cement or copper, treated lumber included, among the conditions to avoid or take precautions against. The Metal Construction Association puts it more bluntly still: preservative treated lumber and like products should not be used on metal roofs. Runoff matters as much as direct contact. Water draining off copper plumbing vents or a copper lined HVAC condensate line, for example, carries dissolved copper onto the panel below it and can stain or corrode the field over time, so check where those lines discharge. Graphite is flagged as extremely corrosive to aluminum specifically, which matters if you have an aluminum panel and any graphite based product, including some lubricants, has ever contacted it.
The classic dissimilar metal failure the industry points to is a small anodic area in contact with a much larger cathodic one: a galvanized nail driven into an aluminum roof is the textbook example. That is why fastener material matters as much as panel material. 300 series stainless steel is the compatible choice for both aluminum and Galvalume steel panels; zinc plated steel screws, hot dip galvanized nails, and copper fasteners are not compatible with either. In a true marine environment, industry guidance generally treats 316L stainless as the minimum grade, not just any 300 series alloy. If a repair or an add on such as a satellite mount or a solar bracket is ever done on a coastal roof, confirm the fastener material before it goes in. This is a detail that is easy to get wrong on coastal work, and it is not something a coating warranty will fix after the fact.
What to inspect after a storm
After any named storm, or any period of sustained high wind, walk the roofline, or have your contractor do it, before assuming everything is fine just because there is no active leak. Look for lifted or missing ridge cap and trim, fasteners that have backed out or sheared, debris packed into valleys and behind anything that could dam water, and flashing at walls, chimneys, and penetrations that has shifted or separated. Clear gutters and downspouts of storm debris so water actually leaves the roof rather than backing up against a lap or an eave.
One thing you are likely to notice after a storm, or really at any point in a metal roof's life, is oil canning: a visible waviness or slight distortion in the flat pan areas of a panel, most noticeable in raking light. It is worth saying plainly, because it worries a lot of owners the first time they see it: oil canning is a cosmetic characteristic of light gauge flat metal, not a structural or material defect, and it is not grounds for a warranty claim. Do not confuse it with actual storm damage such as a dent from wind blown debris, a torn seam, or a fastener that has pulled loose. Those are inspection items. Oil canning on its own is not.
What can affect coverage, and what cannot
It is worth separating two different warranties people tend to conflate. A finish or paint warranty covers the coating: fade, chalking, film integrity. A substrate warranty, where one exists, covers the metal itself against rust through. Neither one covers oil canning, and neither one is improved by skipping the maintenance a coating manufacturer actually asks for. Both manufacturer examples above put the rinse on the owner and then ask the owner to prove it: PAC-CLAD requires records available on request, Sheffield requires records kept. Keep a simple log of when you rinsed and what you did, in case a finish is ever the subject of a claim.
