Ponte Vedra Beach is St. Johns County's coastal enclave - oceanfront estates, the golf communities along A1A, and Nocatee's newer sections inland. Architectural review here is real: boards look at seam profile, panel width and color before anything goes on a roof, so we quote with the submittal in mind rather than after the fact.
The homes closest to the dune line sit in the harshest exposure in Northeast Florida. Aluminum panels finished in PVDF are the only thing we recommend that far east. Aluminum cannot rust when a fastener scratches the coating or where a cut edge is exposed, and PVDF resists the chalking that turns a cheaper finish dull inside a decade of salt and full-time UV.
Ponte Vedra is about half an hour from our Jacksonville yard, which matters more than it sounds on custom homes. Trim runs change late, a valley detail gets revised, a color gets swapped at the eleventh hour. Being close enough to refabricate and redeliver inside the same week keeps those changes from costing the builder a week of schedule.
Approvals
St. Johns County is outside the High Velocity Hurricane Zone - the HVHZ is Miami-Dade and Broward only - so every profile in our catalog can be permitted in Ponte Vedra Beach.
SL100, SL150, NS150, M100 and M150 carry HVHZ and Miami-Dade approval, which is a higher bar than St. Johns County requires, so those specs clear plan review with room to spare.
NS100, 5V, RIB and PBR are approved for use outside the HVHZ, which covers St. Johns County and every other Florida county except Miami-Dade and Broward. They are fully permittable here.
