Lee County took the direct hit from Ian in 2022, with landfall near Cayo Costa and catastrophic surge through Fort Myers Beach, Sanibel and the riverfront. Years on, this is still a rebuild market, and the roofs going back on are not the roofs that came off. Metal adoption in Lee County ran well ahead of the state after Ian and has not come back down.
The rebuild also raised the bar on documentation. Lee County plan review is thorough about uplift and attachment on post-Ian work, and owners' insurers ask for the approval numbers. Every profile we ship carries its Florida Product Approval, and we would rather the submittal be complete before the crew mobilizes than after.
Exposure varies sharply across the county. Fort Myers Beach, Sanibel and Estero Island are direct Gulf front, where aluminum with a PVDF finish is the only thing we recommend. Inland Fort Myers, Lehigh Acres and the eastern county are far enough back for a Galvalume substrate to be a reasonable, permittable choice.
Approvals
Lee County is outside the High Velocity Hurricane Zone - the HVHZ is Miami-Dade and Broward only - so every profile in our catalog can be permitted in Fort Myers.
SL100, SL150, NS150, M100 and M150 carry HVHZ and Miami-Dade approval, which is a higher bar than Lee County requires, so those specs clear plan review with room to spare.
NS100, 5V, RIB and PBR are approved for use outside the HVHZ, which covers Lee County and every other Florida county except Miami-Dade and Broward. They are fully permittable here.
