Bay County took the worst of Hurricane Michael in 2018, a Category 5 landfall at Mexico Beach that flattened a large part of Panama City's building stock. The rebuild that followed changed the local default: plenty of Bay County owners will not put another shingle roof on, having watched a whole neighborhood lose theirs in one afternoon.
That makes this an unusually informed market. Contractors here get asked about uplift ratings and fastening patterns by homeowners, not only by inspectors. We quote with the Florida Product Approval documentation attached, because in Bay County somebody is going to read it.
Geographically it splits at the bridge. Panama City Beach and the barrier strip are full Gulf-front salt exposure, where aluminum and PVDF earn their premium, while Lynn Haven, Callaway and the inland county are far enough back that a Galvalume substrate is a fair specification. We ask which side of the water a job is on before pricing it.
Approvals
Bay County is outside the High Velocity Hurricane Zone - the HVHZ is Miami-Dade and Broward only - so every profile in our catalog can be permitted in Panama City.
SL100, SL150, NS150, M100 and M150 carry HVHZ and Miami-Dade approval, which is a higher bar than Bay County requires, so those specs clear plan review with room to spare.
NS100, 5V, RIB and PBR are approved for use outside the HVHZ, which covers Bay County and every other Florida county except Miami-Dade and Broward. They are fully permittable here.
