Metal roofing in Miami
Miami-Dade County is where the High Velocity Hurricane Zone was written. Andrew flattened Homestead and south Dade in 1992, and the code that came out of it - along with the Miami-Dade Notice of Acceptance process - is the strictest roofing regime in the United States. Nothing goes on a Miami roof without an approval that specifically covers this county.
That constrains what we can honestly offer here, and we would rather be blunt about it than lose a job at plan review. Only our HVHZ-approved profiles can be supplied into Miami-Dade. Profiles approved for use outside the HVHZ are not an option in this county at any price, and we will not quote them into it.
Within that constraint Miami is a strong metal market. The flat-roof and parapet vocabulary of Miami Modern and the low-slope commercial stock across Doral, Hialeah and the airport corridor suit structural panel, while the single-family work in Coral Gables, Pinecrest and the Grove suits standing seam. Aluminum with a PVDF finish is the default substrate given the salt exposure across the whole county.
Approvals
What can be permitted in Miami-Dade County
Miami-Dade County is inside the High Velocity Hurricane Zone. That is a legal boundary, not a marketing one, and it decides what may go on a roof here. Of the panels we stock, SL100, SL150, NS150, M100 and M150 carry HVHZ and Miami-Dade approval and can be supplied and permitted in Miami.
PBR is approved for the HVHZ in some gauges only - the 24 ga PBR carries Miami-Dade approval, the 26 ga does not. We will confirm the exact gauge and approval number on the submittal before you order.
NS100, 5V and RIB are approved for use outside the HVHZ only. We do not supply them into Miami-Dade or Broward, whatever the price comparison looks like, because they cannot lawfully be installed there. If you have been quoted one of those profiles for a job in this county, that quote is a plan-review problem waiting to happen.
The same care applies below the panel: Titaniumยฎ PSU30 carries a non-HVHZ approval, so HVHZ work needs an HVHZ-approved underlayment specified with the panel. Ask us and we will confirm the whole assembly before you order.
